2007 looks to be a transition year for real estate in Hawaii. We can expect fewer sales and prices appreciation island-wide at a single-digit rate. Some Oahu neighborhoods will decline slightly.  These factors will help to further stabilize the market by providing both buyers and sellers opportunities in the marketplace.

 

Investors should use this market to reposition their real estate portfolios to properties that have more International and National appeal.  Areas that have a broader base of buyers continue to show the greatest potential for stable or increasing value. Last year we recommended a condo market for investors and the median priced increased 16 % over the prior year.  Smaller price appreciation will occur in 2007, but the condo market will again over perform single family as it did last year.

 

A new group of ‘renters’ will be shut out of homeownership due to prices continuing to rise and their lack of understanding of homeownership.  Affordable housing will continue to be a major issue for the years to come.

 

People looking to move up the housing ladder will enjoy a stable marketplace which permits more opportunities to fulfill their housing dreams, while mortgage rates remain historically low.

 

Sellers to continue to divide themselves into tow distinct segments, realistic and unrealistic and unrealistic.  As in 2006, realistically priced homes will sell quickly while those with inflated prices will continue to sit on the market.  Homes with inflated pricing tend to get “stigmatized” even when the prices is lowered later.

 

77,000,000 Baby Boomers, a strong business and tourist economy and low interest rate continue to set the foundation for stability in Hawaii real estate market for years to come.
